Bring Your Own Representation Early

A builder’s sales team represents the builder. Buyers can benefit from having their own real estate professional involved from the beginning, ideally before the first registration or contract. Randy can help compare communities, lots, upgrades, resale considerations and financing while the builder controls its construction and contract process.

Builder Incentives Need a Full Cost Comparison

A preferred lender may offer closing-cost credits, rate incentives or upgrade allowances. Those benefits can be meaningful, but compare them with the interest rate, APR, lender fees, mortgage structure and lock terms available elsewhere. The best incentive is the one that produces the strongest overall transaction for your circumstances.

Understand the Longer Timeline

A home that is months from completion creates different risks than a resale closing in a few weeks. Interest rates can move, employment or credit can change, and construction schedules can shift. Avoid new debt and major financial changes without discussing them with the mortgage professional, and revisit qualification as closing approaches.

Inspections, Appraisal and Final Walk-Through

New does not mean perfect. Buyers may choose appropriate inspections during construction and before closing, subject to the builder’s rules and contract. The lender’s appraisal is separate from a home inspection. A detailed final walk-through and documented punch list can also help identify items the builder should address.

Coordinate the Home and the Loan
