REcolorado's July 2026 Denver Metro report showed higher year-over-year median pricing and faster year-over-year market time, while overall closed transaction volume declined. Buyers and sellers should evaluate the specific property, price range and financing rather than rely on one headline.

More choice can create negotiating opportunities.

Property condition, days on market, seller motivation, competing inventory and financing can all influence the final deal. Compare price with the complete monthly-payment and cash-to-close picture, including potential seller concessions or rate-buydown options when available.

Strong pricing strategy matters more than simply listing high.

Buyers have become more selective in many segments. Before listing, compare current competition, recent closed sales, property condition, likely buyer financing and your next-move plan together.

SELLING A HOME
A Segmented Market

Detached and attached homes are telling different stories.

DMAR's July 2026 reporting showed a median detached-home price of about $660,000, up year over year. Attached homes had a median price around $380,000, with nearly 5.7 months of supply and longer market times. Condos, townhomes, detached homes and luxury properties should not be analyzed as if they are one market.
